St. Johns County has been an increasingly popular place to live since Julington Creek Plantation's founding in 1994.¹ Since then, development in northern St. Johns County has spread to the south and east, with developments near the World Golf Village serving as a de facto southern boundary to the suburban "bedroom communities" of St. Johns.
St. Augustine is located in St. Johns County, but is not as widely considered to be within easy commuting distance to downtown Jacksonville as communities located farther north and closer to I-95. The feel of the northern St. Johns County area is decidedly suburban, and cars are by far the dominant transportation method. Most homes in the area are located within planned communities and subdivisions, and there are several condominium developments but few rental apartment complexes.
In addition to Julington Creek Plantation and the World Golf Village, some other master-planned communities in St. Johns County include Cimmaron, RiverTown, St. Johns Forest, Palencia, and Nocatee. For those who prefer a less structured neighborhood, there are homes located outside the master-planned communities along the St. Johns River west of State Road 13 in northwest St. Johns and in pockets here and there throughout the area.
